Planners of an 83-home development on Codicote Green Belt have submitted an application to North Herts Council, setting out the proposed appearance, landscaping, layout and scale of the previously approved scheme.

Outline planning permission to build the homes on land adjacent to Oaklea - south of Cowards Lane, near Hollards Farm, was granted in September 2022. 

Housebuilder Croudace will bring five one-bedroom and four two-bedroom apartments and 22 two-bedroom, 27 three-bedroom, 24 four-bedroom and four five-bedroom houses. 33 homes will be "affordable".

Permission is now being sought for the finer details of the development, such as streets, car parking, open space and associated works.

According to a report submitted with the plans, "vehicular access to the Phase 2 development will be via an upgraded and re-aligned junction at the existing High Street/Cowards Lane junction location".

It continues: "Cowards Lane will join the site access road within the site. Parking restrictions will be provided to improve the visibility splays at the site access junction."

"The majority of the internal road layout is proposed to remain private but has been designed in accordance with ‘Roads in Hertfordshire’ and Manual for Streets.

"Parking will be provided in accordance with NHDC’s 2011 parking standards."

The council's parking standards state that as a minimum, one bedroom dwellings should have one allocated space, and properties with two or more bedrooms should have two allocated spaces. 

The original application received 142 objections and one comment in support during the consultation period.

Concerns around harm to the Green Belt and village as a whole were cited, and access to the site - which will include visibility splays - was discussed by councillors, with concerns about the narrow lane off High Street.

So far, four objections have been lodged on the council's planning portal for the reserved matters application.

Concerns from participants include the parking provision, the exit on to the High Street and pedestrian access.
