Following the purchase of land by a housebuilder, 84 homes are set to be built in a North Hertfordshire village.
Elivia Homes has exchanged contracts on its latest flagship site in St Ippolyts.
The development north of Pound Farm at London Road will see a range of two to five-bedroom terraced, semi-detached and detached properties, plus further homes and apartments available as affordable housing.
The purchase of the land follows a hybrid planning application granted by North Herts Council, with detailed permission granted for 36 dwellings and outline consent for 48 dwellings.
Elivia Homes says the new development will incorporate open space with a central square featuring tree-planting, and green areas to the rear of the development, including a play area.
Access to the site will be via a new roundabout at the junction with London Road.
A condition of the planning consent is that Elivia Homes will make a contribution of £2.4 million towards community facilities in North Herts.
Jack Biggerstaff, managing director of Elivia Homes Central, said: "We are delighted to have exchanged contracts on this new site at St Ippolyts, as we prepare to begin construction of 84 high quality and sustainable new homes in such an idyllic location.
"Ideal for a range of buyers, St Ippolyts really offers something for everyone - from families seeking a space to grow into, close to great schooling, to downsizers looking for a relaxing retirement.
"Well-known for its rich history, the village features a stunning 11th century church and a range of architecture across a great mix of listed and modern buildings.
"There are excellent amenities locally, including several village pubs to choose from, a recreation ground, a parish hall and St Ippolyts CE Primary School.
"Slightly further afield, Hitchin and Stevenage train stations are just 15 minutes away, with direct routes to the capital within 30 minutes."
This new development is part of Elivia Homes’ growing portfolio, including Sadler’s Court in Hitchin.
Work is expected to start on the St Ippolyts site later this year.
