A large development site in Stevenage has been put on the market for £9 million on Zoopla.
The freehold property in The Forum, formerly home to BHS, is seen as an "exceptional development opportunity" by estate agents Nest Seekers International.
Over 80,000 sq ft the building in Stevenage town centre was subject to a planning application for the construction of 250 residential units - approved in 2021.
As part of a package proposal, Nest Seekers International offer a partial demolition and redevelopment of the former BHS store to create an 11-storey building.
Two parcels of land to the rear of the property are also included in the listing - which have been under a 999-year lease since 1976.
The building itself was constructed in the same year, using concrete-framed construction, brick and concrete cladding.

"This development presents an excellent investment for visionary property developers," the estate agents added.

BHS in the forum was a fixture of Stevenage for over 40 years before it was forced to close in 2016 due to financial trouble.
Since then, the site has been left vacant and subject to planning applications in 2019 and 2021.
The property is 0.3 miles from Stevenage station, providing direct access to London Kings Cross, St Pancras, and Cambridge.
In August, plans to demolish the nearby New Look unit and build a 21-storey flat block in its place were unveiled.
These plans have been assessed by the local authority, with concerns raised about the proposed height of the development.
As part of its consideration of the plans ahead of a planning application being submitted, Stevenage Borough Council said: "A reduction in height of up to two storeys and incorporating the adjoining site formally occupied by BHS into the scheme would be viewed more favourably."
